What is a 1031 exchange?

A 1031 tax deferred exchange, also know as a like-kind exchange or real estate exchange, is a smart investment technique which allows your tax dollars to remain invested in property rather than being paid out as income tax. Therefore, 1031 exchanges allow a property owner to leverage deferred tax savings and reinvest those savings into replacement properties which may provide additional cash outflows, assist business growth, enrich investment holdings and stimulate our economy.

Section 1031 of the Internal Revenue Code provides:

"No gain or loss shall be recognized if property held for productive use in a trade or business or investment purposes is exchanged solely for property of a like-kind."
